Steve Person

Steve brings decades of real estate, negotiation and capital financing experience to the Per Terras Capital team. 

His master’s degree from St. Mary’s University of Minnesota equipped him with strong critical thinking skills, allowing him to approach complex problems with a more analytical approach.

 

Real Estate Meets Finance

Steve joined private investment firm Geneva Wealth as Senior Vice President before quickly being promoted to partner. There, he was part of a team that raised and deployed over a billion dollars of capital into real estate transactions. His focus was on creating tax efficient structures for his clients. He also started Geneva’s property management company from the ground up after closing deals on a number of multi-family real estate assets.

 

Sales-Leaseback Experience

Before Per Terras Capital, Steve co-founded Entheos Capital Partners, a Minneapolis-based real estate investment firm, which owns over 60 commercial properties with an asset value of $150,000,000. He founded Entheos with a vision to innovate and streamline the sale-leaseback process, which he has tested on transactions across a wide range of industries, such as medical, industrial, childcare, auto service centers and auto dealerships.

 

Steve is known in the industry for a high level of urgency and a down-to-earth, "Main Street" approach. He prioritizes getting things done efficiently and finding solutions, while building strong relationships with every client.

Andy began his career selling used cars at a Chevrolet dealership in the mid-nineties. There was an instant love for dealerships, and he has spent the better part of following three decade in the automotive industry in different capacities. 

 

Finance

In 2008 he moved into finance, starting in Special Finance, then Traditional, before moving onto multiple finance positions at both a dealership and corporate level. He co-founded a large dealer group’s centralized finance center, ran underwriting for a related finance corporation (in-house financing), and built a multi-store Buy Here - Pay Here operation from the ground up.

Operator

Over the span of a dozen years, Andy assembled a distinguished list of accomplishments as General Manager. He has managed both new and stand-alone used car dealerships, as well as multi-store operations. In 2017, while in the process of launching a used car dealership, he was tasked with taking over a struggling Hyundai dealership. He brought both dealerships into profitability within a few short months. Over the next three years, he turned that underperforming Hyundai dealership to a nationally recognized new car program with a #1 market share position that dominated local competition.

Andy is an expert in dealership operations, analytics, process, and inventory. He has mastered turnarounds, dominant market-share, and years of profitable operations with consistently great CSI in both sales and service. 

Per Terras Capital

Andy Co-founded Per Terras Capital from a passion for dealership operations and investing. He understands that the level of capital a sale-leaseback requires means: “in order to make that investment, we really believe in the business and operator, not just the real estate.” He brings a unique ability to assess overall business health, long-tern viability, and strategic planning to increase the likelihood of a successful, long-term investment.
